Regulations
Where can I build a tiny house in Nova Scotia?
Short answer: It depends!
Â
Questions you’ll need to answer:
Is it on a foundation or a trailer (THOW)?
If on a trailer —> To move it without a special permit it must be under 13’ tall and 8.5’ wide.
A “park model” is bigger than that and needs a permit to move.
Â
The building code doesn’t apply to THOWs, but whether or not you can live in it depends on the local bylaws.
In some places you can get away with it unless somebody complains, but you didn’t hear that here.
Â
Â
National
National Building Code of Canada (has floor joist and ceiling joist sizes and roof rafter size which can all be found in Part 9)
This only applies to tiny houses on foundations.
Provincial
Nova Scotia Building Code (Section 9.39 Tiny Houses, Page 30 onwards)
Tiny houses that are set on a permanent trailer chassis with wheels, often referred to as Tiny Homes on Wheels (THOW), do not fall within the scope of the Nova Scotia Building Code Regulations. They may fall within the scope of other laws or regulations such as the Motor Vehicle Act.
